Bid for 29 homes next to village industrial estate

Plans have been submitted for 29 homes on a parcel of land next to a Devon village industrial estate.

Somerset-based Burrow Developments wants to build the properties on land next to the Hungry Fox Estate in the village of Broadclyst Station.
To make space for the properties, the applicant wants to demolish an existing dwelling and outbuilding to help make space for the 29 homes it is hoping to secure permission for.
The land is right next to a host of businesses which are situated in buildings at Broadclyst Station.
With a mix of detached and semi-detached homes, the plans also have parking and private rear gardens, while a new access road will be created and connected to the existing main route through the village, Station Road.
The developer has taken its plans through a pre-application process with East Devon District Council, meaning that the outcome has been informed by feedback from planners.
“The site is located within the wider Broadclyst Station and Cranbrook fringe area, positioned between the Cranbrook Masterplan area and surrounding rural landscape, and adjacent to the Clyst Valley Regional Park,” documents submitted with the plans state.
“The surrounding context is mixed in character, comprising a combination of industrial uses associated with the Hungry Fox Estate, residential properties along Station Road and nearby lanes, and open agricultural land.
“The area therefore represents a transitional edge between existing settlement and strategic growth areas.”
It is not yet clear whether the application will be decided by planning officers as a delegate decision, or whether it will be put in front of the planning committee at East Devon District Council.
